Asset Manager (Construction)

JOB RESPONSIBILITIES:

Plans, directs and coordinates activities pertaining to the construction, repair, renovation and
maintenance of company owned properties in accordance with company policies, sound construction principles, construction documents, building codes and governmental regulations.

 

When capital expenditures are required the Asset Manager coordinates all site construction activities and supervises all field personnel as required to successfully complete the project on schedule and within budget. This includes maintaining the highest quality finished work, supervising all trade and field personnel, while maintaining brand standards and our five core principles: affordable, clean, safe, simple and flexible.

ESSENTIAL JOB DUTIES

Assists the President -Construction Services, President -Value Place Property Management
and ownership by conducting property inspections and completing detailed PIR reports.

Meets with area and property management team to ensure building codes are met, performs routine and detailed inspections, maintains current inventory and manages data base of existing properties MEP & Fire Sprinkler equipment, fixtures, etc

When emergency repairs are required, coordinates with area and property manager in maintaining contact with insurance carrier, fire protection, police department and other agencies having jurisdiction over property to ensure that property is complying with codes and regulations of each agency.

Develops a database of reliable quality minded local subcontractors for contracts and confirms their work when property repairs are required.

When renovation is required; establishes cost estimates, and project phasing plans based upon approved PIR Inspections.

Consults with the construction project manager to define the required scope of work, controls the bidding process and manages construction repairs whether internally performed or subcontracted
to assure all KCDs are identified and corrected per brand standard.

Attains when necessary permits and construction documents in accordance with the owner's and lender's loan documents.

Contracts with and coordinates the purchase of FF&E from VP vendors as needed, serves on the brand standards committee

Inspects property during construction to ensure the work conforms to specifications, budget and schedule and initiates any repair or replacement needs and/or adjustment of working procedures. Regularly communicates with the operations team.

Assists VPPM in maintaining and overseeing service contracts, negotiates new contracts or terminates existing ones as required.
Reviews and approves all invoices pertaining to the PIR inspection, submits all approved bills for processing and payment.
Maintains database of repairs completed at each property.

Identifies items or issues in need of repair, establishes budgets, and projects quarterly cost forecasts.

Performs other related duties and assignments as required.

QUALIFICATIONS

Extensive knowledge of established construction and maintenance practices, procedures and
techniques as well as applicable local, state and federal building codes.

Familiarity with a wide range of equipment and tools and proficiency in skilled construction, maintenance and repair tasks.

Managerial experience.

Strong communication
skills; thorough and attentive to details; able to prioritize and
multitask; proactive and deadline-oriented.

Ability to read and understand work orders, safety rules, operating and maintenance
instructions, and procedure manuals.

Ability to interact effectively with customers, vendors and employees at all levels of
the organization.

EDUCATION and/or EXPERIENCE

Bachelor's degree from a four-year college or university; or three (3) to five (5) years of
related experience and/or training; or equivalent combination of
education and experience.
